    Summer in Vail isn’t just blue skies and wildflowers—it's also one of the hottest times for real estate activity in the valley. Buyers are here. Listings are up. And well-priced homes? They're moving fast.

    As of July, we’re seeing more homes, condos, and townhomes hit the market across Vail. From East Vail to Eagle, inventory has picked up noticeably compared to earlier this spring. But that doesn’t mean homes are sitting—quite the opposite.

    With more people in town for summer vacations, festivals, and events like Bravo! Vail and Vail America Days, serious buyers are walking open houses, booking showings, and making offers. If a home is priced right and shows well, it’s not uncommon for it to go under contract in less than a week.


    Pricing Matters More Than Ever

    Even though inventory has ticked up, so has competition. Sellers need to be strategic. In today's market, buyers are savvy—they're watching price per square foot and recent comps.

    • East Vail: Popular for its proximity to nature, strong rental demand, and ease of access to Vail Village. Inventory is up slightly, and many properties are seeing shorter days on market.
    • Lionshead & Vail Village: Higher price points, but still seeing strong demand for luxury condos—especially those with short-term rental potential or mountain views.
    • EagleVail: Perfectly located between Vail and Beaver Creek, EagleVail offers a more neighborhood-style setting with parks, trails, and community amenities. It’s a favorite among locals and second-homeowners looking for more space, quieter streets, and solid long-term value.


    Tips for Sellers This Summer

    1. Stage with the season in mind: Make outdoor spaces pop—set the patio table, add bright cushions, and trim landscaping.
    2. Time your listing with the events calendar: Bravo! Vail and the Farmers Market bring a surge of foot traffic—great timing for open houses.
    3. Price smart: Slightly underpricing the market can drive multiple showings—and potentially a bidding scenario.


    Tips for Buyers Visiting Vail in July

    • Come prepared with pre-approval if you’re serious—things can move fast.
    • Work with a local agent (hi)—many of the best opportunities are gone before they hit Zillow.
    • Be open to properties with strong bones that may just need a light refresh—these are often overlooked and well-priced.
